Lower Gwynedd still moved fast, even with more homes for sale

The one fact that changes what a homeowner should do right now: the Real Estate Data Aggregator counted 99 homes for sale across Lower Gwynedd Township in the three months ending August 31, 2026, up 13.8% from a year before. More listings mean more homes competing for the same buyers. Pricing and preparation matter more than they did a year ago.

Yes, closed and pending sales are down from last year. But 181 closed sales and 162 pending sales still moved through the market in just three months. Buyers are here. They are active. The market slowed a little, but it did not stop.

How the two ZIP codes compare

Lower Gwynedd Township spans two ZIP codes, 19002 and 19422, and they tell slightly different stories. Both are worth knowing.

In ZIP 19002, the Real Estate Data Aggregator shows the median sale price reached $765,000, up 7.7% from a year before. Homes sold in a median of 21 days, one day faster than last year. That is a small but honest improvement.

In ZIP 19422, the median sale price was $725,000, up 11.2%. Homes moved even faster there, with a median of 16 days on market, three days shorter than a year ago. Still, pending sales in 19422 fell 21.6%, which is the steepest drop in either ZIP. Fewer buyers are locking up contracts there than last year.

Most homes still sold above asking

This is the number that surprised me most. In ZIP 19002, the Real Estate Data Aggregator found that 60.2% of homes sold above list price, up 5.4 points from a year before. In ZIP 19422, 52.9% sold above list, up 4.1 points. More than half of all homes, in both ZIPs, cleared their asking price.

The average sale-to-list ratio was 103.4% in 19002 and 103% in 19422. Sellers who priced well did not leave money on the table.

Speed still favors sellers, with one caveat

In ZIP 19002, 70.2% of homes went under contract within two weeks of listing, up 6.2 points from a year before. That is nearly 7 in 10 homes. In ZIP 19422, that share was 60.3%, down 8.6 points from last year. Speed is still strong in 19002. In 19422, it slipped a little.

Months of supply rose in both ZIPs. The Real Estate Data Aggregator put it at 1.5 months in 19002 and 2 months in 19422. Both are still well below the 4 to 6 months that signals a balanced market. Supply is up, but it is not high.

What is coming nearby

Patricia Pezick's site reported in September 2026 that two age-restricted residential buildings are proposed in neighboring Whitpain Township: one with 56 units on about 3.32 acres, and one with 90 units on about 21.67 acres. That is 146 age-restricted units proposed close to Lower Gwynedd. Separately, 134 single-family homes and townhomes are proposed at Bluestone Country Club in Blue Bell.

None of these are in Lower Gwynedd Township. But they sit nearby, and new supply in a neighboring area is worth tracking, especially if you are thinking about your own next move.

One broader note on rates

CNBC reported on October 7, 2026 that the average contract rate for a 30-year fixed mortgage with a conforming loan balance rose to 7.49%. That affects how much buyers can borrow. It is a real headwind for some buyers, and it is part of why pending sales are down from last year.
